We framed the entire house. Rebuilt structure and systems. Retained original footprint. And reconfigured this house to harmonize with its setting — elevating both daily experience and long-term asset quality.


Intention

This project was guided by restraint. Rather than expand the footprint, we chose to rebuild within it.

Rather than refresh surfaces, we reframed the structure. Rather than stage aesthetics, we upgraded performance.

The goal was simple: Respect the land. Modernize the structure. Build for longevity.

  • Material choices — white oak floors, custom wood detailing, premium surfaces — prioritize durability and long-term aesthetic stability.


🔗 Systems Integration

Structural Intent:
The architectural and structural choices were aligned to support performance and longevity, with careful consideration of load paths, envelope continuity, and integration of indoor/outdoor thresholds.

Environmental Alignment:
The project leverages its natural context — orienting living spaces toward water views, integrating outdoor terraces for seasonal strategy, and ensuring site circulation respects topography and natural forces.

Material Discipline:
Selections were made to balance refined aesthetics with long lifecycle performance — ensuring surfaces and components age gracefully without frequent replacement. Key features are Hardie Siding, Azek Trim, and View Link Railings.

Lifecycle Thinking:
Systems — mechanical, thermal, and enclosure — were prioritized to reduce long-term service costs and avoid hidden liabilities associated with short-term choices. This means decisions around insulation, fenestration performance, and maintenance-friendly materials were emphasized. 📈 Asset Perspective

Rather than treating this as a cosmetic refresh, the North Salem Reservoir Resort was executed with long-term performance in mind. The project minimizes latent risk embedded in typical renovations by prioritizing environmental responsiveness, structural clarity, and durability over fleeting style trends. This approach not only supports daily comfort but guards against long-term maintenance volatility, preserving value over time.
